Botanique at Bartley

Botanique Bartley Latest Update · Sales Status

Botanique at Bartley is fully 100% sold. In fact it has already completed construction. However if you like this kind of location, there are alternatives.

The next upcoming launch in the east will be the Sceneca Residence at Tanah Merah MRT station. It is next door to Urban Vista and Optima, and opposite the road from The Glades and Grandeur Park Residence.

Sceneca Residence promises to be well worth looking at. For one thing, the Sceneca Residence condo is part of a mixed development, with its own shops and childcare facilities at Sceneca Square at ground level. For another it is right next to, and integrated with Tanah Merah MRT station. The parcel of land that it sits on is the closest to the station among all the land parcels around it.

The other reason that Sceneca Residence is being watched, is that there has not been a new launch in this area for some time, not since Grandeur Park Residence launched a few years ago and has since sold out. In fact, given that Parc Esta at Eunos station is also sold out, there is every promise that the launch of the Sceneca Residence showflat will see strong interest.

The Sceneca Residence showflat is likely to launch for sale in the first half of 2022, having already been delayed for a while by the Covid 19 Circuit Breaker lockdown.

OTHER NEW CONDOMINIUM LAUNCHES

The Clematis condo is a new residential development in the Jalan Lempeng area that will be launching for sale soon, at the end of 2018. It will arise on the site of the former Park West condo, that was sold collectively en bloc to a SingHaiyi-led joint venture called Sing-Haiyi Gold. This collaboration is a 50-50 joint venture between SingHaiyi’s fully owned subsidiary SingHaiyi Land, and Haiyi Wealth, an entity owned by Gordon Tang and his wife Celine Tang.

This is a very big site, spanning over 600,000 square ft. Sing-Haiyi Gold will develop Parc Clematis into a huge development, with around 1,500 apartments ranging from one bedders, all the way to 5 bedroom apartments, and a handful of penthouses. The range of facilities will be vast too.

Another attraction of the Clematis condominium is that it is just across Jalan Lempeng from a top ranking primary school, the Nan Hua Primary School. Unlike the Maris Stella High school opposite Botanique at Bartley which is an all boys school, Nan Hua is a co-ed school. This makes it easier for families with young children, as both their sons and daughters can attend the same school. Apart from the sheer convenience of being able to just walk across within 5 minutes, it also means that once your oldest kid gets into the school, the remaining kids are practically guaranteed a place.

The Parc Clematis condo floor plan layouts and brochures are not ready yet, and neither has Sing-Haiyi Gold released any information on the pricing, nor on when the launch or VIP Preview will take place. However construction has commenced on the Clematis showflat, though this should take a while to complete. Contact us for further updates.

The Addition . New Bidadari Launch

The Botanique @ Bartley is fully sold out. If you missed getting a unit there, and like the Bidadari estate neighbourhood, you might want to consider the Addition launch at Potong Pasir MRT station, on the other side of Bidadari.

The best part thing about this project, is that it is on freehold tenure. On top of that, it is only 3 minutes walk from an MRT station, and most of that is sheltered. That’s because the Addition condo is just opposite Poiz Centre, a neighbourhood mall that connects directly to Potong Pasir MRT station. So like Botanique, this is a city fringe location as well.

The other attraction about this place, is that it is within a couple of doors from St Andrews School, both the junior and senior sections, and well within the all-important 1km radius. This should appeal to families with young boys. Perhaps that is why the Addition does not have one bedders, only 2 and 3 bedroom units.

The flip side is that this is basically a no-frills, smallish project. With only 26 units on a land area of 9,667 sq ft, there are not many facilities. It depends on what is important to you. Because other than the smallness of the project accompanied by a small pool, it has almost everything else. Including shops opposite it at Poiz Centre, a Fairprice supermarket and bank behind that, and lots of eating outlets around. Ranging from a hawker centre and old coffeeshops, to trendy joints across the road at The Venue Shoppes.

The Addition Launch . Pricing Comparisions

Besides that, the price is pretty attractive too. The developer, Oxley Holdings, is pricing this project to sell out quickly. Brand new freehold units here start at $1.08M for a 2 bedder, and $1.385M for a 3 bedder. That works out to an average of $1,7xx to $1,8xx PSF, which is comparable to the pricing for 99 year leasehold launches nearby such as at Park Colonial, and also for the upcoming Ryse Residences at Pasir Ris.

Park Colonial has sold over 55% of its units in under 2 months from its 5th July 2018 launch date, so there is obviously demand in this location at this pricing level. It seems like at this pricing level, the Addition condo could be a bargain, despite its lack of facilities.

Latest Update: This project has been fully sold, and there are no units left. For the next project that is likely to be worth looking at, head over to Piccadilly Grand. This is a mixed development that is being built by City Developments in conjunction with MCL Land right beside Farrer Park MRT station. Mixed developments are popular due to their sheer convenience, as they combined homes with retail and a transport node. The Piccadilly Grand showflat launch for viewings and sales is likely to take place in the first half of 2022. Pricing has not been released yet.

There hasn’t been a new launch in this corner of Singapore that is so conveniently located for some time. The last one was Uptown at Farrer, which also happens to be a mixed development, though a smaller one. It is in the vicinity, within walking distance of Piccadilly Grand condo, and its commercial retail mall called Piccadilly Galleria.

But if you prefer a freehold mixed development, the only one available for sale coming up is Newport Residences. This project is located at Tanjong Pagar, at 80 Anson Road. It comprises a single tower housing both the commercial retail component, as well as a residential condominium, Newport Residences itself. The design is done by a Japanese architectural firm, Nikken Sikkei, on the site of the former Fuji Xerox Towers.

Though Newport Residences enjoys the advantage of being a freehold project, its main drawback is that it is surrounded by other high-rises too, so there are not much views. However it has the advantage of being in a very central location, in the heart of the CBD itself. It is also within a short walk of two MRT stations, namely the Prince Edward station on the Circle line, and the Tanjong Pagar station at Guoco Tower.

The developer for the Newport Residence launch is City Developments (CDL), which is just as well-known and reputable as UOL, the developer for Botanique at Bartley. The other attraction about Newport is that it lies within the upcoming Greater Southern Waterfront district, which includes the rejuvenation of Tanjong Pagar.

The architectural planning for Botanique at Bartley seeks to overcome the challenges of urban living. The towers are designed to capitalise on the panoramic views, and minimise overlooking so you get privacy even in the midst of high-rise living.

The resultant spatial quality feels less dense than other projects with the same 2.8 gross plot ratio. Tower to tower distances span up to 70m, and over 70% of the apartments get views of the pools or lush landscape.

The entrance to this idyllic landscape starts with the Hilltop Drive & entrance canopy that overlooks the whole site. Then past the Tranquility Pool & Hilltop Drive, to the 50m lap pool, down to the organic wellness pool with aquatic gym, and the Forest Clubhouse.

The undulating terrain is carved into distinct zones, with the main clubhouse as the focal point. Perched over a cascading pool, the clubhouse is reminiscent of Falling Water, an iconic, timeless architectural masterpiece.

The landscape architect is EcoPlan Asia. EcoPlan itself is an international Land Planning and Landscape Architectural firm specializing in the planning and design of resort, residential and commercial developments worldwide.

The architects have taken advantage of the sloping site terrain to create some very interesting vistas and stepped terraces, with the main clubhouse overhanging the pool.

OTHER LAUNCHES TO CONSIDER

The Botanique at Bartley is fully sold out, but if you are looking for another interesting or exciting launch, you should consider the Reserve Residences at Jalan Anak Bukit / Upper Bukit Timah Road.

The Reserve Residences is a new condominium launch, that like the Botanique, is on 99 year leasehold land. But unlike the Botanique, it is an integrated development, with commercial shops and a direct link to Beauty World MRT station. It sits in a mainly private residential estate, surrounded by landed houses.

Besides its private nature, which engenders a cosy, homely atmosphere, the Reserve Residences has one of greenest settings of all the new condominiums. Immediately behind the development, in The Central Catchment Area, is Bukit Timah Hill and Nature Reserve, a vast swathe of lush greenery that forms a beautiful backdrop to this Reserve condo.

Against this backdrop, homes here look out southwards over the surrounding housing estate, and northwards to the Peirce and MacRitchie Reservoirs. In fact some of the higher floor units here may be able to get views of the waters of the reservoirs. Otherwise, within the Reserve Residences itself, there is plenty of lush landscaping too, with lots of facilities across this relatively big site, including pools and water features.

In fact, the artist’s impression shows a lovely landscaped project here, with the apartment blocks nestled amidst the flowing greenery and pools. There will be a number of apartment units, spanning across different unit types. The Reserve Residences floor plans are not available yet, but is likely to come out just before the upcoming launch in mid 2022.
