BOTANIQUE PRICE HISTORY · PRICE TREND

Launched in July 2015 by UOL Development, Botanique at Bartley is a 797-unit, 99-year leasehold condominium in Singapore’s District 19. Over the past decade, its prices have evolved from an initial average launch price of roughly $1,300 to recent resale peaks exceeding $2,400, demonstrating strong capital appreciation driven by its city-fringe location.

Initial Launch vs. Market Entry (2015)

When Botanique hit the market in mid-2015, it set an aggressive yet well-received benchmark for the city-fringe Bartley and Upper Paya Lebar belt. Initial launch prices averaged just below $1,300. Entry quantums were highly accessible, with 1-bedroom units starting from $598,000, 2-bedders beginning at $798,000, and 3-bedroom configurations ranging between $1.16 million and $1.68 million.

The pricing strategy successfully positioned the project as a premium offering compared to adjacent, slightly older developments. By pricing strategically and highlighting its superior proximity to the Bartley MRT Station, UOL sold out more than half of the units during its launch weekend, making it one of the top-performing new launches of 2015.

Price Trajectory and Resale Maturation

Following its completion in 2019, the project steadily matured in the secondary market. Like many city-fringe properties, prices tracked the broader upward momentum of Singapore’s private residential market, further bolstered by the lack of new 99-year leasehold supply in the immediate vicinity.

Resale data highlights this firm upward trajectory. In 2024, units were transacting at an average of $1,915 psf. Fast forward to recent periods, the average transacted price hovers comfortably around $2,030 to $2,176 psf. This represents a significant capital appreciation of roughly 55% to 60% for early buyers who bought in at the $1,250 – $1,350 psf entry marks.

Latest Transacted Prices and Record Highs (2026)

Recent transaction data shows the remarkable resilience and high valuation of the Botanique condo. Units have recently been commanding prices ranging from $1,626 psf to as high as $2,420 psf.

A significant milestone for the development occurred when a 1,130 sq ft unit fetched a record-breaking $2.51 million, translating to approximately $2,407 psf. Similarly, other 3-bedroom and mid-sized 926 sq ft units have consistently achieved all-time highs between $2,350,000 and $2,450,000. Even entry-level 1-bedroom units now frequently transact in the $850,000 to $950,000 range, crossing into the near-million-dollar absolute quantum for certain premium stacks.

Conclusion and Analysis

A comparison of the launch price versus latest transacted prices at Botanique at Bartley reflects an exceptionally healthy ROI for early investors and homeowners. Compared to its initial average of $1,300 psf, recent transactions averaging above $2,000 psf indicate a gross return of over 50% in value. While it has sometimes faced slightly softer, more moderated short-term price shifts across select unit sizes, its long-term growth is undeniable. This appreciation is heavily attributed to its advantageous location (a short walk to the Circle Line), its relatively young physical age, and continued rental demand fueled by nearby commercial nodes.
